Former Tenant Wants Money for His Window Treatments?! (Page 2 of 2)

These photographs were of the premises when Mr. Lopez moved out.

She instructed her staff to get Mr. Woods' photographs.

Mr. Woods mentioned that he had numbers on the back of the photos.

He offered to answer questions about them.

Initial Assessment of Premises

Judge Judy reviewed the photographs.

She commented, "Looks to me as if he left the premises in pretty reasonable condition, Mr. Woods."

Mr. Woods then directed her attention to specific pictures.

He asked her to refer to pictures four, five, six, seven, and eight.

He stated these pictures referred to the carpeting.

Carpeting and Pet Deposit

Judge Judy acknowledged that the pictures showed carpeting.

She then stated, "That's why you have a $300 pet deposit."

She told Mr. Woods to "Keep going."

Mr. Woods tried to speak, but Judge Judy interrupted him.

She said, "Shh, I didn't ask you anything."

She repeated, "I didn't ask you anything."

Mr. Woods responded, "Yes, ma'am."

Urine Stains and Entry Pile

Judge Judy again told him to "Keep going."

Mr. Woods then mentioned the pictures of urine stains.

He also stated that the entry pile had holes in it by the door.

Judge Judy interjected, "Had two nicks in it."

She again told him to "Keep going."

Counterclaim Dismissed

Mr. Woods then started to mention the window treatment.

Judge Judy immediately cut him off.

She declared, "Your account to claim Mr. Woods is dismissed."

Chipped Tiles

Mr. Woods then asked Judge Judy about chipped tiles in the entrance hall.

He asked, "Can you tell me how the tiles got chipped in the entrance hall?"

Mr. Lopez responded that those were previous damages.

He tried to add more to his comment.

Judge Judy stopped him.

She said, "I didn't ask you anything else."

She clarified, "I just asked you one question. I said, 'Can you tell me?'"

Mr. Lopez reiterated, "It was previous damage."

Lack of Evidence

Judge Judy asked Mr. Lopez if he had any pictures of the tiles before.

Mr. Lopez admitted he did not.

He explained, "I didn't have time to, Your Honor, 'cause they're in a hurry, the move in, we were just finishing up on the repair work."

The Verdict

Judge Judy then issued her ruling.

She ruled for the plaintiff, Jean Lopez.

She awarded him the amount of $2,700.

She stated, "You get your security deposit back."

She concluded the case by saying, "We're done."
