A Landlord Sues His Former Tenant
Imagine presenting evidence to Judge Judy that doesn't quite add up.

That is the situation Mr. Lara finds himself in.
Annual Lara is the plaintiff.
He is suing his former tenant, Joanna Ramirez.
Ms. Ramirez is the defendant.
Mr. Lara claims Ms. Ramirez vandalized his rental home.
He also claims she took property without permission.
The Plaintiff's Story of a Difficult Tenancy
Mr. Lara states Ms. Ramirez moved into his property around December 2013.

He says she paid rent well for the first three months.
After that, rent payments became inconsistent.
He often had to collect half the rent at the beginning of the month.
Then he would collect the other half later.
Utilities also remained in Mr. Lara's name.
He explains Ms. Ramirez's credit was not strong enough.
The city would not allow her to put utilities in her name.

Mr. Lara claims he served Ms. Ramirez five notices to move out.
He states he was constantly going to pick up rent.
The Defendant's Account of Moving Out
Ms. Ramirez states she texted Mr. Lara.
She told him she would move out.
She could not pay the next month's rent.
She confirms she sent this text in December.
She paid December's rent.

She planned to move out in January.
Ms. Ramirez states her belongings were out by Christmas.
She says she moved herself.
Her brother-in-law and sister helped her.
They used a van and a U-Haul.
The Disputed Appliances
Mr. Lara claims Ms. Ramirez took a stove and a refrigerator.
He says he purchased these appliances for the property.

He explains her original appliances were damaged outside.
Ms. Ramirez admits to taking a stove and refrigerator.
She claims she purchased them.
Judge Judy asks Ms. Ramirez for a receipt.
Ms. Ramirez states she does not have one.
She claims it was a second-hand store.
She says they do not keep receipts.
The Questionable Photos of Damage

Mr. Lara claims other damages and cleanup costs.
He presents a "before" photo of the house.
He says it was taken a year before Ms. Ramirez moved in.
He claims he redid the house.
He then shows "after" photos of damages.
Judge Judy points out a discrepancy.
The "before" photo of the house's exterior does not resemble the "after" photos.

She notes different paint and condition.
Mr. Lara claims he repainted and remodeled the house.
He says previous tenants had dogs that caused damage.
He states he changed the color before Ms. Ramirez moved in.
Ms. Ramirez presents her own photos.
These photos show how the house looked when they left it.
The Security Deposit Discrepancy
Mr. Lara states he kept the security deposit.

He claims it was $900 plus $200.
However, the document he presents shows $400 given down.
Mr. Lara claims Ms. Ramirez owed more for the security deposit.
He also claims she owed for two weeks' rent.
He says she promised to pay when her taxes came in.
He states she never did.
Ms. Ramirez denies this.

She states they paid everything.
Judge Judy's Dissatisfaction
Judge Judy expresses dissatisfaction with Mr. Lara's proof.
Mr. Lara confirms the house was re-rented a month later.
